When you are considering the purchase of a new property it's important to have a professional survey or valuation carried out before you legally commit to buy. Our qualified Building Surveyors provide you with a top quality service. It may be that you are paying too much or that there is a significant problem with the property which you were unaware of - only a survey can identify such issues. There are two types of survey available to you; a Building Survey or a Homebuyers Survey. We also carry out Independent Valuations (see details below).
Building Surveys Westminster, Mayfair, Regents Park & surrounding areas
Building Surveys are formally known as 'Full Structural Surveys' and are in essence an extremely detailed report on the property. Your Surveyor will examine the structure and condition of the building very closely, noting any defects they may find which will need your attention. A Building Survey is suitable for houses that may have become dilapidated, have undergone significant alterations or where major alteration work is planned by the purchaser. Our Surveyors and Commercial Surveyors are available throughout London including the areas of Westminster, Mayfair and Regents Park.
Building Surveys do not normally include a Valuation but you may request this additional service if required.
Homebuyers Survey LondonWestminster, Mayfair, Regents Park
The Royal Institute of Chartered Surveyors designed the Homebuyers Survey (also known as the Homebuyers Report) as a cost effective method of minimising the risk to buyers when purchasing new property. This type of report is suitable for buildings which are of a conventional type in construction and which are in a fairly reasonable condition. Your Surveyor will detail any defects or problems which they may find that either urgently need addressing or which may significantly affect the value of the property. Your Homebuyers Survey will also list any action that may need to be taken by the purchaser prior to exchanging contracts. It covers the inside and outside of the building as well as services and the site itself. Available throughout London, this type of survey is a popular choice for those in areas such as Westminster, Mayfair and Regents Park.
Kutner Associates Homebuyer Surveys also provide a valuation and re-instatement cost for your insurance company (which the Building Survey does not).
If there is a specific issue with the property which you wish the surveyor to look at in detail and include within your report then this must be discussed prior to the survey being carried out.
Independent Valuations
Kutner Associates provide a basic valuation service which can be carried out before the purchase of a property. It will state what the property is worth within the current economic climate and market conditions. Within the valuation will be a brief description of the property, but the report does not include a detailed survey.
